Walter Coe, PhD was our broker associate. Not only has he experienced having lived in TV for 20 yrs, he also was VERY helpful to us in not only finding the right place for us to live, but we even fell in love (or so we thought) before he guided us with the fact it was WAY overpriced for the sq ft and floorplan, but that the location was not optimum for the things we told him we wanted even tho the house was. Turned out he was right...but we would have never known that without his expertise. He ALSO can help you if you decide you want to move south of the turnpike (which just was not for us) because you have to buy ALL NEW homes directly from a Villages Agent, but they ONLY represent the Firm, and sellers agents only the sellers...not a bad thing, but think of a sellers agent representing the sellers best interest and you have no one as the buyer's agent to represent and steer you correctly. IF you decide you want to buy directly from The Villages (new or used) HE will represent your best interest as the buyer to ensure things go well. Finally, when we found our forever home not only did it get 6 bids in 24 hours, but ours was the 2nd highest, not the best offer. BUT because of the way he worded the offer, we were allowed to increase our offer in increments we decided up to a level we were comfortable with (with proof of said official offer) which means WE GOT our perfect house in our perfect location. Trust me, finding a house here you like will not be an issue, but NOT getting the home of your dreams because your agent is less experienced IS! Because of his expertise, the 2nd highest bid was accepted and we have closed on our forever home.
