You believe that you know The Villages. You may have visited The Villages on a Lifestyle Preview plan, visited friends here, or rented during the high season. You considered the home styles and selected the model that would be your "dream home." But with the dramatic increase in home prices and mortgage interest rates you find that you can no longer afford your "dream home" in The Villages. But you can still enjoy The Villages just like the average Villager by living nearby in your "dream home."

What is The Villages Really?

Let's start by understanding what The Villages is not. It is not a gate secured community. But rather contigous special purpose municipalities (CDDs) with Unrestricted Access by the public to all commercial amenities, e.g., championship golf and country clubs, town squares, restaurants, boutiques, and much more. The only thing unique about The Villages, other than its capacity to assess and tax its residents, is its 9-hole golf courses. Think about it. The Villages has well over 100 recreation centers. Do you really need or want to share in the cost to operate and maintain the massive infrastructure supporting over 150,000 residents. And The Villages continues to grow, as will its assessments.

The Affordable Alternative

The average villager doesn't play golf, use any of the recreation centers, or the over 3,000 social clubs. Then, what is it that the average villager enjoys most about The Villages? They enjoy the abundance of commercial amenities right at their fingertips. You can enjoy The Villages like the average Villager in your "dream home" for substantially less cost in a "gate-secured" community convenient to The Villages, with free access to all of its commercial amenities.

Square Footage: 1,300 to 2,000

The Villages: $256.73 / per sq. ft.

Del Webb Spruce Creek Golf Club: $187.95 / per sq. ft.

Stonecrest: $222.94 / per sq. ft.

Lakeside Landings: $200.48 / sq.ft.

Spruce Creek South: $174.77 / sq.ft.

Pennbrook: $181.14 / sq. ft.

Harbor Hills: $219.32
